We are often asked similar questions by those interested in building their mountain retreat on Lake James. This list is intended to be a quick reference for you. When must I start building?
Build when you’re ready. There is no building time requirement for any improvement or structure on a lot in our Lake James communities.
Why are your lots unusual shapes?
Unlike many developers, we begin our projects by listening to the land and the lake. We let Mother Nature serve as our guide in defining the shape of our lots. We primarily run our lot lines along nature topographic features and we usually use existing logging paths to help determine the placement of our roads.
What is the density of your communities?
Our communities enjoy extremely low density. We try to target one home for every five acres of land, leaving large areas as common open space. When complete, approximately 25% of 1780’s 1,190 acres will be open. Approximately 40% of Old Wildlife Club’s 545 acres will remain common open space.
Is there a minimum square footage? May I build a detached garage?
There is no minimum square footage in any of our communities. We don’t believe that bigger is necessarily better. We’re more concerned with building correctly to fit the environment. Rambling architecture is highly encouraged, so you can grow your cabin here over time. And, detached garages work well here. We even have a few cabin plans that show how a detached garage can be used as the primary cabin until you’re ready to build more.
Is the community infrastructure in place at 1780 and Old Wildlife Club?
Yes. The roads, monuments, signs, trails and other infrastructure to all existing phases in these communities are complete. Camp Lake James, which functions as the amenity center for both communities, too, is complete.
