May I build my dock before I build my cabin?
Certainly. Many of our owners have done this. They come up on weekends to take their boat out and to enjoy Camp Lake James, which is available to you on day one.

May I subdivide my lot?
No, but you may purchase adjoining lots and combine them.

May we open up a view for our home?
Yes, but we do not allow clear cutting. We understand it’s very important that owners be able to enjoy the view from their homesite. We help you do this in a way that protects your view and those of others in our communities.

What materials may I use to build my cabin?
You may chose from a large variety of natural materials. We discourage the use of brick, stucco and vinyl because we prefer homes that blend in with the environment. This helps preserve the beauty of Lake James for everyone.

Is shoreline stabilization required? What kind is allowed?
Shoreline stabilization is never required. It is up to you. Seawalls are not environmentally friendly and are not allowed. “Rip rap,” which uses natural stone or plant material to stave off erosion and provides shelter for aquatic life is allowed.

Can anyone become a member of Camp Lake James?
When you purchase a homesite in 1780 or Old Wildlife Club, a membership to Camp Lake James runs with the land. Ownership in these or any future Crescent communities on Lake James is the only way to assure membership at Camp Lake James. A limited number of recreational licenses is available to non-property owners. Such licenses are non-transferable and non-equity.

Is there a required builder list or guild?
No. You may use the builder of your choice here. We can offer a list of reputable builders familiar with our communities, but you’re welcome to work with any builder. All structures, however, will be subject to review by our Habitat Review Board.
