The fine print
This is the place to find the rules and regulations governing lots in the 1780 community on Lake James. If you already own here, these documents apply to you. If you're thinking of buying property here, they will apply to you when you become an owner.
The first two documents relate to Improvements - generally, building something on your lot. The organization responsible for creating these documents and for managing the building process on behalf of the community is the Habitat Review Board (the "HRB"). If you read the Development Guidelines carefully you will note that they refer to a governing document known sometimes as the Declaration and sometimes as the Covenants, Conditions, and Restrictions. This document was created by the developer of the community and applied to all lots here. Legally, it's the Declaration of Covenants Conditions and Restrictions 1780.
While we're thinking legalities, the other distinctive feature of lots in 1780 is that they are all members of Camp Lake James (as are lots in Old Wildlife Club, our sister community across the lake). Being thorough, the developer created a legal document linking each lot to the Camp. It's called - imposingly - the Master Declaration of Covenants, Conditions, Restrictions, and Easements For Master Recreational Facilities For Camp Lake James. Catchy, isn't it?
